Renovating an existing home means working with conditions that aren't always visible at the beginning. Older plumbing and electrical systems, previous renovations, structural conditions, and work that isn't up to current standards can all affect the construction scope.

Should You Set a Contingency?
Yes.
For most renovations, we recommend maintaining a 10–20% contingency outside of the planned project budget.
Renovations inherently contain unknowns. Walls are opened, existing conditions are uncovered, material quantities change, or a client decides that an upgrade is worthwhile once construction is underway.
A contingency doesn't mean you have to spend it. It means an unexpected condition doesn't immediately derail the project.
How Long Does a Luxury Remodel Take?
A luxury renovation takes longer than most homeowners initially expect because construction is only one part of the process.
Before construction begins, there may be months of design development, construction documentation, contractor pricing, engineering, permitting, material selection, procurement, and ordering.
A kitchen or primary suite renovation may require several months of planning followed by several months of construction. A substantial whole-home renovation can easily be a 12–24 month process from the beginning of design through final installation, depending on scope and permitting.
The best way to shorten the construction phase is usually not to rush the design phase. Thorough decisions made before demolition help reduce expensive changes, delays, and uncertainty once construction begins.
